Two active faults run within a mile of Grand Terrace: the Rialto-Colton 0.65 miles northeast and the San Jacinto 0.75 north. The city's hazard plan puts almost all of it in the violent shaking zone.
That is not what breaks a driveway, but it is why nothing here is poured as one unjointed sheet. The everyday cause is quieter. Most of the city sits on a broad, very old alluvial fan running west off Blue Mountain, deep and well consolidated, capped by a clay-rich soil that takes up water through the wet months and gives it back by August. A slab laid on that cap rides the top 2 feet of ground rather than the fan under it, which is why so much flatwork here cracks without settling.
So the cap comes off and the slab is built to move in pieces. Topsoil is dug to firm sand, Class 2 base goes down 4 inches deep in 2 compacted passes, and joints are cut inside 12 hours of the pour at a quarter of the slab depth, which the American Cement Association sets as the minimum for a control joint to do anything at all. Steel runs at 18 inch centres and a new pour is dowelled to an old one.
This is the smallest city on our list, 12,595 people in a wedge between Blue Mountain and the La Loma Hills, and more than half its houses went up in the 1970s and 1980s. The eight below are what that produces.
More than half the drives here date from the 1970s or 1980s and went down 4 inches thick with nothing in them. We break the run out, take the clay-rich topsoil off to the sand below, and pour 5 inches over base compacted 4 inches deep, with number 4 bar at 18 inches each way.
Back yards on these lots were finished with a small covered slab and lawn, and the lawn is where water has gone ever since. A new patio is jointed at 10 feet, dowelled into the old slab rather than butted to it, and pitched to a line we pick rather than the sprinklers.
Barton Road is the only commercial street in the city, so what a house shows the street is its own frontage and nothing else. Pattern cast into a 4 inch slab, an integral colour and 2 sealer coats last better on an entry here than a coating laid over the top of one.
There is no city cost share we could find for the walk across your frontage, and section 5610 of the Streets and Highways Code leaves it with the abutting owner. We rebuild panels 4 inches thick over compacted base, joint every 4 feet, and take the encroachment file in.
Garages on the streets built either side of incorporation sit on thin slabs poured over graded spoil, and they crack from a corner rather than across the middle. A replacement goes down on 4 inches of base over a 10 mil barrier, thickened to 5 where a hoist post lands.
The Redlands normals put August here at 96.2 degrees, so a dark slab in an open yard is out of use by early afternoon for a third of the year. A pale integral colour under a broom or a salt finish reads several degrees cooler underfoot and does not need stripping and recoating.
The fan drops west across the city and most lots have a step somewhere in them, often held by a dry wall built without anything behind it. We drain the back of every stem with gravel and a pipe, and a wall over 4 feet, measured footing to top, is drawn and filed first.
Room additions and garage conversions are the common way of getting more space on a lot this size, and a new floor has to meet a slab set to a level 45 years ago. We dowel across, lay the barrier and 4 inches of base under it, and close the surface flat enough to tile.
The Santa Ana River leaves the valley through the gap between the Jurupa Mountains and the La Loma Hills, and our yard sits at the far end of it, so Grand Terrace is 9 miles upstream and a crew is there in 20 minutes. Building and Safety at 22795 Barton Road issues the building permit, and it goes over that counter between 1 and 4:30 in the afternoon. The concrete outside these houses is nearly all one age. The city incorporated on 30 November 1978 as the 16th in San Bernardino County, and 27.6 per cent of its housing went up in the 1970s with another 27.1 per cent in the 1980s, so a street is usually replacing its drives within a few years of each other. Before that this was South Colton, and the handful of pre-1950 places carry the only concrete in town poured to a different standard.
Water is the other constant, and it has been managed here since the Gage Canal was dug between 1885 and 1889 to carry Santa Ana River water 22.5 miles to the citrus that grew on this terrace until the 1913 freeze. The northwest of the city still sits inside the river's mapped flood plain behind levees, and Pico Street floods outside it. So a slab on the low side of a lot is set to shed to a line that keeps working when the ground is already full.
Four stages, and the figure written at stage one is the figure invoiced at stage four. Permitting is quick in a city this size, because the counter takes applications every weekday afternoon and a date is usually known inside the same week.

Most jobs occupy the lot for 2 or 3 days, and 4 when a wall has to go in before the flatwork. Curing then takes over: nobody on the slab for a day, no vehicle on it for a week. What varies in Grand Terrace is not the pour but how much spoil leaves, since stripping a clay cap off a full driveway is more truck movements than most owners expect.

Toward the La Loma Hills and the northwest the ground is lower, part of it inside the river's mapped flood plain behind levees, so a slab there is set to shed to a line that still works when the ground is saturated. East, up the fan toward Blue Mountain, the lots sit higher and drier and the work is more often holding a step in the ground than steering water off it.
Colton shares a city line with Grand Terrace and Loma Linda is 4 miles east, with Redlands and Highland further along the same run. Where a parcel straddles one of those lines, it is the deed and not the mailbox that settles which town you are in.
